What You Shouldn’t Do If Your Want To Improve Your Home’s Value

Home improvement projects that can harm the valuation of your property

We know that some of you will have read our blog post last month about home trends and the looks that will be imitated in so many residences over the next year. 

We don’t want you to be affected by them, so we’re signposting some of these ‘improvements’ to help you avoid investing in them:

Reducing your bedroom count

A bedroom may have been left empty in your house for several months or years after a family member moved out, and you want to do something with the space. 

That’s understandable, but what it’s not advisable to do is completely get rid of the bedroom and give it a new permanent purpose. You would better to modify it temporarily. 

Turning a 3-bedroom house into a 2-bedroom house will almost definitely reduce its value as bedroom space is much-coveted by buyers.

Re-carpeting all of your rooms

Ugly-looking carpets should of course be replaced, but refrain from recarpeting the whole house as there’s always a risk of your new carpet not being to the taste of other people. 

In an ideal world, a buyer doesn’t want to be replacing an entire house-worth of carpeting and incur added costs on top of buying the property.

Having a garden has really counted in your favour during these most difficult times as it’s one of the few places you can get some breathing space. 

But one of the downsides of garden ownership, in your eyes, may be the need to regularly maintain your lawn, which can become tiresome in spring and summer. However, banish any thoughts of losing your lawn from your mind. 

The more sensible thing to do, without it negatively impacting value, would be to replace it with an artificial lawn. Most people won’t even realise that it’s fake.
